Plumbing Tips


 

  • check sump pump - do you have a battery backup?
  • hose reels - check for cracks or pin holes: instead of throwing them out, use them to cushion young trees from their stabilizing ties; drain them and bring them in
  • outside faucet:  Remember: When turning on the outside faucet for the first time next spring, if it is a frost proof silcock, try and have someone inside the house when you open it outside.  If the barrel froze and split it won't leak until you open it outside.  The person inside will be able to tell.
  • gutters and downspouts:  remove debris so water from melting snow flows away from the house toward the street drains
  • operate all inside shutoff valves under sinks, toilets, and main shutoff at least once a year
  • flush the water heater
  • toilets - listen for very slow leaks
  • toilets -install a "super flusher"
  • drains - does the water flow out fast or do they need unplugging?
  • faucets - do any have a slow leak for either hot or cold water?
  • hot water - is there a need for a larger size tank?
  • hot water - possible tax credit for an "on demand" water heater
  • washing machine - clean by running a washing cycle with one cup of white vinegar using the setting for a large load
  • dryer - is the dryer vent obstructed/full of lint outside?
  • basement - do the copper pipes sweat excessively in summer?
  • look for ice dams and call the appropriate professional to get this problem fixed
